But strip the buzzword and a useful building twin rests on one uncomfortable prerequisite: you need to know what the building actually is — its real geometry, not its 1987 drawings.
The layer everyone skips
A twin has layers: geometry, systems, sensors, operations data. Companies love starting with sensors because they demo well. Six months later the dashboard shows a pump alarm — in a room that does not exist on the floor plan. The unglamorous truth: verified geometry is the foundation layer, and it is the only layer you cannot buy as a subscription.
That layer comes from laser scanning: a registered point cloud of every space, converted into a BIM model at a modest LOD (200–300 is plenty for FM), with rooms, assets and systems located where they really are.

- Phase 1 — Capture the portfolio, building by building. Prioritize assets with the most work orders or the biggest retrofit plans. Full commercial properties can be captured in a day.
- Phase 2 — Model light: FM twins fail when over-modeled. LOD 200 architecture plus located equipment beats a LOD 400 masterpiece nobody maintains.
- Phase 3 — Connect: link the model to your CAFM/CMMS records — asset IDs, warranties, manuals. Now the pump alarm points to a real room.
- Phase 4 — Keep it alive: re-scan after each renovation so the twin never drifts from reality.
